Fixed price rent recovery for residential landlords.

Step one: Instruct a trace agent and review the prospects of recovery – £200 plus VAT and disbursements.

  • We will instruct a trace agent and report to you with advice on the merits of pursuing a claim against the tenant and/or guarantor.

Step two: Prepare and send a letter before action – £200 plus VAT.

  • We will take detailed instructions from you and prepare a letter before claim for your approval.
  • This letter sets out the circumstances of your claim and is a formal demand for payment. We will arrange for this to be sent to the tenant / guarantor and will provide you with advice following a response.

Step three: Issue court proceedings – £750 plus VAT and disbursements.

  • If the rent remains outstanding, we will draft the court documents (including the claim form and the particulars of claim) and begin court proceedings.
  • This fee covers all costs up to securing judgment against the tenant and/or guarantor in the event that no defence is received.
  • If a defence is filed, in response to your claim, we will provide you with a revised costs estimate to conclusion of your case.
*Disbursements are court fees and advocate fees (for representation at hearings). Disbursements will be agreed with you before they are incurred.
